Andrew Lloyd will endeavour to find you suitable tenants by advertising
the property on a weekly basis until Let, we will advertise the Property
Nationally on our web site, in all the Local Papers that serve the
area of the Property, in the Classified Adverts of The Loot, Exchange
& Mart, The Evening Standard and the at all the local shops.

On finding a suitable Tenant we will obtain the following References:
Work Reference (including the last three months bank statements),
Full Identification (passport & UK Driving licence only) and we
carry out a Credit Check on each proposed Tenant via ‘Homelet
or Experian’ Credit agencies. -
Collect the first months rent in advance, collect the equivalent
of one months rent to be held as a Deposit.

Prepare an Assured Shorthold Tenancy Agreement & a section 21
Notice.

The Commission will be charged in advance for the first six months
and the second six months of the contract will be charged in advance
on the seventh month of the contract.

All the above mentioned services.

All Service Providers will be informed of new Tenants details so
that they would be responsible for all bills (Council Tax, Gas, Electric
& Water Rates). We will provide a full inventory detailing the condition of the property
and its furniture.

We will check the tenants In and out of the property (when they enter
and leave). We will inspect the property internally and provide a detailed report
of its condition on a quarterly basis.
We will deduct our Commission on a monthly basis.
We will ensure Vacant possession of the property at the end of the
Tenant Agreement.
